Terms & Conditions

The terms that apply when you use this website or book services with Nos Home Inspections LLC. Effective October 26, 2026.

These Terms & Conditions (“Terms”) govern your use of noshomeinspectors.com (the “Site”) and your request for services from Nos Home Inspections LLC (“Nos Home Inspections,” “we,” “us,” or “our”), located at 5870 SW 2nd St, Miami, FL 33144. By using the Site or scheduling a service, you agree to these Terms. If you do not agree, please do not use the Site.

1. Our services

We provide home inspections, 4-point and wind mitigation inspections, mold assessment and air testing, insurance claim inspections, and related specialty services in Miami-Dade and Broward County, Florida. Home inspections are performed by inspectors licensed by the Florida Department of Business and Professional Regulation (License HI 12494), and mold assessments are performed by a Florida-licensed mold assessor.

Service descriptions, prices (“starting at” pricing), and availability shown on the Site are general information and may change without notice. Your final price is confirmed when you book, based on the property’s size, age, type, and the services you select.

2. Inspection agreement controls

Every inspection or assessment is performed under a separate written agreement (pre-inspection agreement or work authorization) that you sign before or at the time of service. That agreement describes the scope, limitations, fees, and responsibilities for your specific service. If anything in these Terms conflicts with your signed agreement, the signed agreement controls.

3. Scope and limitations of inspections

Our inspections are visual, non-invasive evaluations of readily accessible systems and components on the day of the inspection, performed in accordance with the Florida Standards of Practice for home inspectors. An inspection is not a warranty, guarantee, or insurance policy on the property, and it does not predict future conditions. We do not move furniture or stored items, open walls, or perform destructive testing. Conditions that are concealed, inaccessible, intermittent, or arise after the inspection may not be identified. Specialized evaluations (for example, by a licensed contractor, engineer, or other specialist) may be recommended in your report.

4. Mold assessment and laboratory testing

Mold sampling results reflect conditions at the time and locations sampled and are analyzed by an independent third-party laboratory. Results and recommendations are not a guarantee that mold is absent from untested areas. Under Florida law, a mold assessor may not perform remediation on a property they assessed within the prior 12 months; we provide assessment and remediation protocols only.

5. Insurance claim services

When you authorize us to work on an insurance claim, our scope, fees, and billing to your insurer are governed by the signed work authorization. We document conditions and provide our professional findings; we do not act as a public adjuster, and we cannot guarantee that any claim will be approved or paid by your insurance company.

6. Scheduling, payment, and cancellations

Appointments can be requested 24/7 by phone or through our online scheduler. A booking is confirmed once we confirm the date and time with you. Payment terms, accepted payment methods, and any rescheduling or cancellation terms are stated in your inspection agreement and booking confirmation. You are responsible for making sure we have safe access to the property, with utilities on and access points (attic, electrical panel, crawlspaces, equipment) unobstructed.

7. Reports and confidentiality

Reports are prepared for the exclusive use of the client named in the agreement. We do not share your report with third parties without your permission, except as you direct (for example, with your real estate agent or insurer) or as required by law. Third parties who rely on a report do so at their own risk.
